Open permits and illegal structures can hold up your closing and effect your commission. RPT Data will search the building department records reporting all Certificates of Occupancy/Compliance/Completion and Open Building Permits on file with the proper municipality.
You are ready to list a new property but you want to verify that your new client is the legal and sole owner of the property. RPT Data will obtain the last deed of record to verify that you are dealing with the legal owner.

Violations such as an illegally built structure or illegal occupancy can cause a delay or cancellation of a closing. RPT Data will search the housing and building department records for all existing violations on file.
All judgments and liens against a property/property owner must be satisfied prior to, or at the time of, closing. These often unknown or overlooked items can severely affect the proceeds of a sale and cut into your commission. RPT Data will report all judgments and liens against the property and/or property owner.
Is there equity in your listing to pay your commission? With the growing popularity of 100% financing, second mortgages and HELOC (Home Equity Line of Credit) many homeowners have little or no equity in their property. RPT Data will report all open mortgages of record so you can be sure that there will be enough closing proceeds to cover your commission.
